What we do
Two sides of the business. Same crew, same standard.
Most weeks we're on a hillside house in Montclair and a storefront in downtown Oakland at the same time. Prep is the part nobody sees and the part that decides how long it lasts.
Residential Houses, condos & apartments

Exterior painting
Wash, scrape, sand, caulk, prime bare wood, then two finish coats. Stucco, shingle, clapboard and trim.

Interior painting
Walls, ceilings, crown and base, doors and cabinets. Floors covered, furniture moved back where it was.

Decks & fences
Strip the gray, sand it flat, reset popped nails, then stain or seal so the grain comes back.

Doors & detail work
Carved entry doors, front porches, railings, garage doors — the parts guests actually touch.
Commercial Storefronts, offices & multi-unit

Stucco and block repaints, elastomeric coatings, parking-lot-facing walls and trim.

Entry doors, frames, awning steel and sign panels — done overnight so you open on time.

Unit turns on a deadline, common areas, stairwells and corridors. Phased so residents keep access.

Low-VOC systems, fast recoat schedules, and a walkthrough punch list signed before we pull out.
Deck restoration
Drag the handle. That's the same wood.
Bay Area decks go silver-gray in about three seasons. Sun opens the grain, fog gets in, and the boards start to cup. Stripping and sanding back to raw wood before we stain is why the finish holds instead of peeling off in sheets next winter.

How a job runs
Four steps. No surprises on the invoice.
The same four on a single bathroom and on a twelve-unit building. You always know which one the crew is in, and nothing lands on the invoice that wasn't in the estimate.

Walk the property
Mike or a lead comes out, measures, checks the substrate and finds the rot before it becomes a change order.

Written estimate
Line by line: prep, primer, product, number of coats, what's included and what isn't. Usually within 48 hours.

Prep, then paint
Wash, scrape, sand, caulk, patch, prime — then color. Plants covered, driveways protected, site swept daily.

Walk it together
You point, we fix, then we invoice. Touch-up paint labeled and left with you for the scuffs that happen later.

Who you're hiring
Mike Simms has been doing this since 1986.
The company started with one van and a ladder rack. Four decades later there are fifteen painters on staff, and the thing that hasn't changed is that Mike still walks the property before the estimate and still walks it again at the end.
We're not the cheapest bid you'll get. What you're buying is the prep — the washing, scraping, sanding, caulking and priming that nobody photographs and everybody notices three winters later when the paint is still on the house.
